The last time you explored a house on the market, did you ever hear the seller’s agent touting a 50-gallon water heater as a feature? Probably not. That’s like saying, “Notice that each room is already furnished with electricity. And look, the kitchen includes a sink!”
One of the other trends I see in my non-stop flow of Google Alerts is an increase in online real estate postings that mention when a home includes a tankless water heater. Sure, it’s the “green” thing to do, but as Houston Realtors Emily and John Horne recently pointed out on their blog, these gizmos not only deliver a tsunami of hot water, they pay for themselves rather quickly.
A selling feature, indeed!

I have gas fired tankless water heaters at my home, my office and at 3 of our rentals. They can work well, but we encountered a number of issues when installing them.
I’ve put up this page describing some of the installation issues we encountered, and how to resolve them:

We have a customer who bought a house with a tankless heater, & my husband is in the process of talking her into a 50 gallon gas because of all the problems the tankless is causing her. It will cost her less money to change to a regular than repair the issues with the tankless. If the original installation isn’t done correctly, it’s just money wasted.

You’re absolutely right, Karen — if tankless installation is flawed, expect trouble! The Hot Water Guys often find themselves fixing problems caused by plumbers who have little experience with these devices.
Hope your hubz will consult with HWG before taking a customer back to the dark ages!
